With snow still being on the ground in March and April, most sellers have the preconceived idea to list when yards and exterior are looking their best, but what they neglect to realize is that many sellers share the same sentiment. So while keen buyers are trying to beat the spring rush, the number of homes on the MLS is far less than the peak of the spring market. &lt;/span&gt;&lt;/div&gt;
&lt;div&gt;&lt;span style="color: #000000; font-size: medium;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;/div&gt;

So while your yard is pruned and looking it&amp;rsquo;s best, there are a lot of other options for buyers to choose from, and they tend to be a lot more picky because they have options.&lt;/span&gt;&lt;/div&gt;

There are a variety of reasons to sell in any season, and always remember that serious buyers never stop the hunt.&amp;nbsp;&lt;/span&gt;&lt;/div&gt;

      <description>&lt;div&gt;The most important aspect to marketing and selling a home is a very sharp, and competitive price point that&amp;rsquo;s inline with other properties currently offered for sale and the recent comparable sold properties. The second is the strategy in which we review and consider offers to purchase. Holding an offer date is a common strategy we use to increase the potential for receiving multiple offers.&amp;nbsp;&lt;/div&gt;
&lt;div&gt;&amp;nbsp;&lt;/div&gt;
&lt;h3&gt;Why have an offer date?&lt;/h3&gt;
&lt;div&gt;We list the property, execute an aggressive marketing campaign, hold private showings for 5-10 days and we do not review any offers or allow buyers to submit offers until a specific day/time. This allows ample time for perspective buyers to do their due diligence, inspections, and second showings before we review offers from any and all interested parties. Once we have collected all the offers, we notify all agents of the competing offers and allow them to make changes prior to final review in hopes to generate a bidding war. This can be a very effective strategy if your home is in tip top condition, competitively priced and in a highly desirable location. Often times, we get phenomenal results for our sellers and the home sells above asking price.&lt;/div&gt;
&lt;div&gt;&amp;nbsp;&lt;/div&gt;
&lt;h3&gt;Why NOT have an offer date?&amp;nbsp;&lt;/h3&gt;
&lt;div&gt;However, there are certain circumstances where holding an offer date may not be the best strategy for a particular property. If the home has been heavily distressed, has material latent deficiencies, priced above comparable sales, and/or is in a less desirable location. In these instances, we will often list the home, withhold showings from 4-5 days before allowing buyers in, and create as much buzz about the property as possible through our marketing efforts before holding any showings. Once we allow showings, buyers at times will feel pressured to write an offer quickly or make a quick decision because they are excited they may not have to compete against other offers on offer night. This can be an effective strategy as well, but ultimately it boils down to your comfort level as a seller and how many other active listings are currently on the market in the same area.&amp;nbsp;&lt;/div&gt;

Tree limbs should be high enough that you&amp;rsquo;re able to walk beneath. Trim any branches that bar the way.&lt;span class="Apple-converted-space"&gt;&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p class="p2"&gt;&lt;span style="font-size: large; color: #000000;"&gt;Your lawn should be freshly cut and watered, and an even colour. If there are brown spots, make sure you begin to remedy this well in advance of putting the house on the market. You may want to re-sod areas, and you need to make sure these spots are given enough time to grow, so they will match the existing lawn. Also, if you decide to use fertilizer, you&amp;rsquo;ll want to allow enough time for it to take effect. Rake up any leaves or grass cuttings.&lt;span class="Apple-converted-space"&gt;&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p class="p2"&gt;&lt;span style="font-size: large; color: #000000;"&gt;Planting a few flowers is an easy way to add colour and vibrancy to your yard, enhancing the first impression of your home. Invest in a full flat of mature, colourful flowers, such as petunias or periwinkles, which last the length of the growing season. Do not buy bulbs or seeds&amp;mdash;they won&amp;rsquo;t necessarily grow enough by the time you begin showing to achieve the desired effect. With our average sale price right around $450,000, the collective rate hikes will only increase the average monthly mortgage payment by $150/month.&lt;/span&gt;&lt;/p&gt;

&lt;p class="p2"&gt;&lt;span style="font-size: large;"&gt;The average home purchaser in Winnipeg can battle these rate increases simply by developing a tighter monthly budget or not purchasing a home up to their max pre-approval amount. In larger cities with much higher average sale prices, the increased monthly mortgage payment will push the average buyer beyond just budget tightening and may even price them right out of the single family market altogether.&lt;/span&gt;&lt;/p&gt;

Even when the housing bubble &amp;lsquo;burst&amp;rsquo; in 2008, Winnipeg still saw its average sale price increase when many cities across North America saw a dip. &lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: large; color: #000000;"&gt;&lt;em&gt;People will NOT use my bathroom.&lt;/em&gt;&lt;br /&gt;Believe it or not, this is false. Often, buyers are going to multiple back-to-back showings in one day, and after a few hours of viewing homes, people have to do their business! Now, most people who are coming through your home will be respectful, but from time to time it will happen. So, make sure it&amp;rsquo;s clean!&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: large; color: #000000;"&gt;&lt;em&gt;My home&amp;rsquo;s worth is equal to the city assessment.&lt;/em&gt;&lt;br /&gt;It&amp;rsquo;s simple: a home is worth what someone is willing to pay on an open market. City assessments can be used as a guideline when going to price your home, but don&amp;rsquo;t go into the process set on that number. As a Realtor, I&amp;rsquo;ve sold homes as much as hundreds of thousands above the city assessment, and I&amp;rsquo;ve sold homes hundreds of thousands below the city assessment. &lt;/span&gt;&lt;/p&gt;
&lt;h2&gt;MYTH #3&lt;/h2&gt;
&lt;p&gt;&lt;span style="font-size: large; color: #000000;"&gt;&lt;em&gt;Staging will not help sell my home.&lt;/em&gt;&lt;br /&gt;We see as much as 8-10 more for a house that is presented properly vs one that is vacant or not presented properly. A stager can do a range of things to get your home ready for the market. It&amp;rsquo;s true that they can completely change out your furniture and d&amp;eacute;cor, working from scratch to create the perfect environment for your target market, but they can also work on a smaller scale, bringing in accessories and artwork to fill out the space or swapping out some items to declutter and depersonalize the home. The same pieces that made your home undeniably yours may limit a potential buyer from being able to picture themselves in the house, which could lose you a valuable offer. We always recommend all of our sellers at least consult with a stager before going to market.&lt;/span&gt;&lt;/p&gt;

Looking back at historical data, from 1977 to 2021 our market has increased yearly by 5.3% on average. This kind of reliable growth shows that our market is very steady and stable.&lt;/span&gt;&lt;/p&gt;

Perhaps this is an experience you have had yourself. While this is a stressful thing to go through, we can clearly see that these bidding wars are driven by three main factors:&lt;/span&gt;&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;
&lt;p&gt;&lt;span style="color: #000000; font-size: large;"&gt;&lt;strong&gt;LOW INTEREST RATES&lt;br /&gt;&lt;/strong&gt;In Canada, interest rates are at an all time low, encouraging those who were on the fence about purchasing a home to pull the trigger.&lt;/span&gt;&lt;/p&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;p&gt;&lt;span style="font-size: large; color: #000000;"&gt;&lt;strong&gt;LOW SUPPLY OF GOOD HOUSING&lt;/strong&gt;&lt;br /&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large; color: #000000;"&gt;There just are not enough people willing to sell their homes right now, creating a short supply of good houses on the market. As more and more people become comfortable selling, we will see the market stabilize.&lt;/span&gt;&lt;/p&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;p&gt;&lt;span style="font-size: large; color: #000000;"&gt;&lt;strong&gt;EXTREME HIGH DEMAND&lt;/strong&gt;&lt;br /&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large; color: #000000;"&gt;Everyone wants to buy a home right now! As more and more of the workforce has had to set up home offices and conduct their business from their kitchen or living room, and people have had more time to invest in DIY projects, spacious houses are looking much more attractive than small apartments. This sudden lifestyle change&amp;ndash;coupled with low interest rates&amp;ndash;has caused a rush to buy, creating an intense demand in the market.&lt;/span&gt;&lt;/p&gt;
&lt;/li&gt;
&lt;/ol&gt;
&lt;div&gt;
&lt;p&gt;&lt;span style="font-size: large; color: #000000;"&gt;But we are not going to see a sudden crash or bubble burst in the future. Instead, we are going to see prices plateau. As we gather more data about what homes are selling for, homes will be priced more reasonably right out of the gate, discouraging bidding wars and massive spreads between list and sale prices.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large; color: #000000;"&gt;For instance, right now a house that is priced at $399k will trigger a bidding war and sell for $485k, resulting in a price difference of $86k. As the market stabilizes, that same home may be priced at $460k instead. It may still go into multiple offers and sell for $485k, but we aren&amp;rsquo;t going to see the huge spreads that we are seeing now.&lt;/span&gt;&lt;/p&gt;
