Any homebuyer will tell you there's a ton of conflicting advice out there to sift through! Here are some of the most common myths floating around about buying a home.
MYTH #1
I can always get a home inspection when going to buy a home.
This is actually false. 58% of homes are selling above asking in bidding wars, and many offers are being written with only a financing condition, or sometimes no conditions at all. This means adding a home inspection condition into your offer could mean the difference between you getting that home and losing it to another buyer.

MYTH #2
I have to pay a real estate agent as a buyer.
This is a common misconception. Realtors actually get paid through the seller, so working with an agent is a free service to you as a buyer. The commission is posted online, and we know what we’re going to get paid before even going to show a house. Seeing as an agent can offer you guidance, advice and connections that can only come with years of experience, here’s no reason to try to go it alone!
MYTH #3
Everything is selling above asking price.
It’s true that in 2021 we are in a sellers’ market. 58% of homes are selling above asking price, but that leaves 32% selling below and 10% selling right at asking price. We are seeing most of the activity in the first-time homebuyer’s category, in the 250k–400k price range.
MYTH #4
I’ll find my dream house first and get pre-approved after.
This is not the best way to do things, and has resulting in many disappointments for buyers. If you wait to find the perfect home before getting pre-qualified, by the time you get everything in order that house might be snatched up. Instead, head to the market with that pre-approval in place, so you can hit the ground running ready to make a great offer on a house you love.
