Everyone knows that adding a bathroom and replacing your furnace will up the value of your home, but what about things that won’t break the bank? Here are just a few ways you can get a higher price for your house without spending a fortune.

Repaint

A fresh coat of paint, inside and outside, really will do wonders for your home. It will not only leave your place looking fresh, but it’ll make it smell fresh and new as well. Take this opportunity to neutralize any bold or uncommon colours, modernize the look of your place, and give it a much needed update.

Swap out your Fixtures

Instead of spending an arm and a leg on new cabinets, flooring, or major renovations, head down to the hardware store and swap out your dated fixtures for something new. Replace the lighting throughout your home with attractive fixtures and new lights to brighten up your place and update the style. In your kitchen, replace the handles on your drawers and cabinets with something cohesive and modern, and swap out any dated sinks, faucets or showerheads in your bathrooms.

Landscape your front and back yard

Curb appeal is huge; you only get a chance to make a first impression once. That’s why it’s a good idea to invest in a little landscaping. Make sure your lawn is green and nicely cut, and consider adding a woodchip or rock garden on either side of your driveway. Also, is your home still rocking the same gold house numbers from the 80s? Might be time to look at picking up some more modern numbers that will immediately change the look of the front of your house.

Get those rubber gloves out for a deep clean

It might seem like a obvious point, but you would be surprised how many sellers don’t think to really clean their home before showing it. It’s not enough to give the floor a quick vacuum; I would suggest giving all surfaces a full deep clean and even paying for a professional carpet cleaning service to really put your best foot forward for the open house.

It doesn’t need to cost an arm and a leg to get your house ready to sell.
