I get so many questions from sellers about timing the market; when should you sell your house? The truth is, in a sellers’ market like the one we’re in right now, there really is no bad time to sell your home. It’s more important to wait until you and your home are 100% ready to enter the market, rather than rushing to hit the right month or season.

The only period of the year I would avoid is that two-to-three-week period surrounding the holidays. At this time, buyers are not focused on house hunting. Their mind is on family, friends, and holiday traditions.

Two months I really love selling houses are March and April. This might seem counterintuitive, as there’s still snow on the ground and you won’t be able to show off your beautiful lawn or new shingles.

However, serious buyers are diligently looking at this time, eager to buy in the early spring to beat the summer rush. If you look at the MLS data, record high prices are actually found in this perfect sweet spot between the cold winter and busy summer.
