The Secret to Selling a Vacant Home

So you’ve got a vacant house. Maybe you’ve already moved out, maybe it’s a former rental property, or maybe it’s an estate matter. Either way, there’s no furniture in the space, giving it a barren look that would be difficult for a potential buyer to get excited about. What now?

It’s no secret that staging can be a game changer when it comes to selling. On average, we see a 8-10% increase in final sale price for a home that’s staged versus one that’s left empty. For this reason, The BAM Group will sometimes offer to cover some of the staging cost.

However, there are times when full staging just isn’t feasible. Enter digital staging! Digital staging is a process using 3D technology where furniture is digitally placed in a photograph of an empty room. The technology is so good, you often can’t tell the home is actually unfurnished!

It’s amazing how much this treatment can help a buyer visualize the space as a home, and therefore be more likely to write a competitive offer.

We’ve seen the benefit of this practice firsthand. We went into a condo building with several units up for sale, and we were the first to digitally stage ours. We were also the first to sell in under 12 days in the entire building.
