A STEP BY STEP GUIDE to selling your winnipeg house

PRICING YOUR HOME

When you think about it, there are several other homes for sale competing with your home. I will help you price your home competitively to attract qualified buyers. The way I do this is by generating a Comparative Market Analysis (CMA) report, which will show you a range of prices being paid for homes in your area. You can complete my online form to get a feel for your home's market value.

PREPARING YOUR HOME

It’s important to set your home up for success, and there are a few low cost ways to do that. We will assess your place and make professional recommendations for how best to stage and present your home in order to attract serious buyers. We see as much as 8-10% more for a house that’s staged, vs one that’s vacant or presented improperly.

ACCESSORIZE

Something as simple as updated light fixtures, lamps, or rugs can make a huge difference to a space.

DECLUTTER

A stager will help tidy up the space to allow the house's best features to shine.

DECORATE

This could include putting up artwork, adding throw pillows or blankets to add colour, or setting up decorative books to add beauty to a space.

DEPERSONALIZE

Often the same things that make a house a home to you–photos, personal items, etc–can affect a buyer's ability to see themselves living there.

CHEAP WAYS TO ADD VALUE TO YOUR HOME

Everyone knows that adding a bathroom or installing a new furnace will up the value of your home, but what about things you can do without breaking the bank? Bryan Alan Masse, Royal Le Page agent, outlines some inexpensive changes you can make to your home to increase its value.

PROFESSIONAL PHOTOGRAPHY

When you enter the competitive real estate market, presentation is key. We work with talented photographers to take high quality images of your home that we can use to draw the attention of serious buyers.

The two primary complaints of MLS listings from home buyers are:

NOT ENOUGH PHOTOS

We mitigate this by investing in photography and videography. Our listings often have anywhere from 30-50 final images, and a 1-2 minute video.

NOT ENOUGH INFORMATION

We always provide extensive details about our listings, outlining location, updates, and the features that we know buyers care most about.

EXAMPLES OF OUR MARKETING PHOTOGRAPHY:

VIRTUAL TOURS

Videography

online, videos get up to 10 times more engagement than photos

DRONE PHOTOGRAPHY

OVERHEAD IMAGERY CAN GIVE BUYERS A CLEAR SENSE OF THE PROPERTY

MATTERPORT 3D TOURS

In some cases, we make use of Matterport 3D Tours to create a full virtual tour experience for buyers

HARNESS THE POWER OF THE MLS

The MLS is a co-operative system where listings are posted and viewed by over 1800 REALTORS across Winnipeg and Manitoba, and by over 100,000 users across Canada. Directly inputted into the MLS system online, your listing will instantly be sent to every REALTOR in Manitoba, and their clients with matching searches.

DIGITAL MARKETING

93% of today’s buyers begin their search online. We leverage social media heavily in our marketing strategy. We take out paid advertising on Facebook to get your house in front of the most eyes possible, with the following results.

FOLLOW US ON FACEBOOK

We also use Instagram prominently, making a feed post as well as a story post featuring the professional photography and videography. We find this is very helpful in drawing interest in a property, often resulting in several showings and multiple offers!
